The Luxemburgo neighborhood, in the Centro-Sul region, has become the most expensive for those looking to buy a property in Belo Horizonte. This is according to the QuintoAndar’s Sale and Purchase Report for the second quarter of 2025. The median price per square meter in the neighborhood reached R$ 8,986, surpassing neighborhoods like Lourdes (R$ 8,302/m²) and Savassi (R$ 8,277/m²), traditionally the most expensive in the Minas Gerais capital.
The rise of Luxemburgo to the top of the ranking reflects a trend of intense appreciation and demand for high-end properties in the area. Known for its complete infrastructure, tranquility, and strategic location, the neighborhood has attracted new developments and a high-income public, driving up prices.
“The appreciation of Luxemburgo is a phenomenon that has been observed for a few quarters now. The combination of modern and spacious apartments with the convenience of being close to shopping centers, parks, and the city’s main avenues has created very strong demand. The neighborhood has managed to add attributes of exclusivity and quality of life that have made it surpass historically more expensive areas,” analyzes Thiago Reis, Data Manager at Grupo QuintoAndar.
The neighborhood also ended the semester as the most expensive for renting in the Minas Gerais capital.
In Belo Horizonte, sale property prices varied below inflation in the first half of 2025. The increase was 1.33% in the price of closed contracts compared to the end of 2024. Inflation, according to the IPCA (Broad National Consumer Price Index) from IBGE, was 2.99% from January to June.
According to the report, the Buritis neighborhood continues to be the most sought-after for purchase, followed by Castelo and Santo Antônio, in a ranking formed by different regions of the city.
