Pinheiros is the most expensive neighborhood to buy an apartment in São Paulo. This is according to the QuintoAndar Sale and Purchase Report. The price per square meter in the region reached R$ 15,353 at the end of the first half of 2025, placing the West Zone neighborhood at the top of the city’s ranking.
The survey shows Pinheiros ahead of traditional locations like Vila Madalena and Brooklin, which ended the period with the square meter at R$ 14,423 and R$ 13,500, respectively. The region saw a 3.6% increase in value in the second quarter compared to the previous period (January to March), a pace well above the city’s average.
“The real estate market in Pinheiros has undergone a transformation in recent years, both in the primary market, with new developments, and in the secondary market, mapped by our indicator. It’s a neighborhood with a unique combination of complete infrastructure, access to employment hubs, and easy mobility, which naturally pushes prices up,” says Thiago Reis, Data Manager at Grupo QuintoAndar.
In São Paulo, property prices varied below inflation in the first half of 2025. The increase was 1.15% in the price of closed contracts compared to the end of 2024. Inflation, according to the IPCA (Broad National Consumer Price Index) from IBGE, was 2.99% from January to June.
